Denizen

Denizen is a model Transit-Orientated Development (TOD) built adjacent to RTD’s light rail line at Alameda station. The project site at West Alameda Avenue and South Cherokee Street is a former RTD park-and-ride lot at the Denver Design Center. Denizen is immediately accessible to light rail, bus routes, bike paths, vehicular thoroughfares and pedestrian walkways. The 275 apartments have access to secure structured parking, outdoor plazas, pet grooming facilities, bike and ski shops and the fully developed retail neighborhood.

Denizen is the first residential community in Denver to be LEED Platinum Certified.

CFC was selected in a design/build competition for this project. The concept design provided by the development team was used to create the baseline budget and timeline for the project. The CFC team, lead personally by EJ Olbright – CEO, determined that the NOI based on the baseline budget could be improved. CFC created Plan B for the project. Plan B impacted building orientation, structural design, exterior finishes, interior suite design, renter experience and overall project economics. Plan B was the project built.
